Here’s my story: I ran a very successful Chiropractic practice for many years treating up to 50 or 60 patients per day in Woodland Hills, California. Seeing patients 6 days a week was normal, arriving at the office by 7:15 in the morning and leaving at 6:30 at night during the week. I also saw patients every Saturday unless I was away on a one-week vacation per year or one of a few long weekends. I made a great income and loved my patients but if I wasn’t there I didn’t get paid. I was the practice. Even though I had a high income, that wasn’t financial health because I needed to be there to earn that income. Also, I was missing out on too much family time. Spending more time with my children was my number 1 goal. So I started to look at investment vehicles in which, over time, I could enjoy passive income, financial health and freedom like I read about in many books. After a lot of research I chose to invest in real estate. Also, I loved the fact that, with leverage, you didn’t need to put a bundle down. Most of us could control a $100,000 or $200,000 piece of real estate with $10,000 or $20,000 down. There are even creative ways to get the deposit money if you don’t have it readily available. 5 Common Real Estate Myths vs. The Reality:

1. My Job Will Take Care of My Financial Future. Reality — as mentioned above, unless you’re an entertainer, professional athlete or super high wage earner, your job will pay the bills but the best way to secure your financial health is through investing.

2. Investing Is Complicated. Reality — you’re probably a really busy person, and by using our systems you can become a real estate investor because we make it as turnkey as possible. Let me hold your hand and invest along side of me. After all I’m an investor just like you.

3. You Should Buy Real Estate Only Near Where You Live. Reality — for many of us the numbers don’t work to buy investment properties where we live. For me to buy a small older house near where I live might cost me $750,000, and rent for $2200-$2500. Am I going to put $150,000 down payment and still be negative $2000-$2300 each and every month. I don’t think so. Also I prefer to hold real estate where the laws are much more favorable to the landlord.

4. I Don’t Want to Fix Toilets or Paint. Reality — I don’t know how to fix toilets or paint. Even if I did, my time is spent better elsewhere. That’s where property managers come in. They have handymen that they work with, and when needed, complete crews that can paint, patch, recarpet, etc.

5. Will My House Really Lease? Reality — 31% of this country rent property. If you buy property in strong demographic areas where people are migrating to with a good healthy job growth, most houses lease in 60 days or less. Not all, but about 90% rent in 60 days or less.

There are currently 78 million baby boomers, born between 1946 and 1964. The baby boomer generation is knocking on retirement’s door, but with only an estimated retirement savings of $50,000 per person. Even if you don’t live in Southern California like me, unless you live in the woods, hunt, and grow your own food, $50,000 won’t take you very far into retirement. It’s so sad but millions of our generation will be working so much longer, into their golden years, because they have to, not because they want to.

The RICH Have Their Money Work for Them… YOU Can Too!

If you’re familiar with the Robert T. Kiyosaki’s Books, the Rich Dad Poor Dad series, you’re familiar with the concepts that the poor and middle class work very hard for their money, while the rich have their money work hard for them. Most of us work 100% for our money, earned income, and the goal is to slowly transform that percentage until we get to the point that we make enough passive income, so our passive income covers 100% of our expenses and gives us the lifestyle that we want and deserve.

For most of us, unless you’re a professional athlete, entertainer, or extremely highly paid executive, this is a slow progression over time. You go from the point of you earning 100% of your income from your job or business, to 100% of your income from your investments. It’s creating investments that will provide you with passive income, over time, so you have the ability to do What you Want, When You Want, Where You Want, With Whom You Want, For the Rest of Your Life.

That’s different for all of us. Maybe you want to travel the world. Maybe it’s giving to your favorite charity or starting a foundation.
